Property Location

La Grange au Bourg is conveniently situated in the centre of a quiet Aquitaine village of approximately 400 inhabitants, with lovely views of the surrounding vineyards and orchards and, to the north, Duras and its chateau. The boulangerie is a minute’s walk from the front door, and bread and croissants can be bought hot from the oven. You can discover fresh local produce at the markets which take place most mornings in nearby towns, and the village has its very own wine chateau. The nearest towns of Duras and Monsegur are each only five minutes away by car and have supermarkets, banks, and other amenities as well as weekly markets. The village is situated right on the eastern edge of the Gironde and therefore provides an excellent central location for visiting all the attractions of the Gironde (Dept 33), Dordogne (Dept 24), and Lot et Garonne (Dept 47).

Description of Property

La Grange au Bourg is a converted 19th century stone barn which combines the old with the new. The property has a large open living area comprising: lounge with fireplace and wood-burning stove and French doors to the garden, dining area, and kitchen. The kitchen is fully fitted and modern, with a cooker (halogen hob), microwave, dishwasher, washing machine, fridge/freezer, kettle, toaster and other essentials. There are three bedrooms on the ground floor: one double and one twin each with French doors to the terrace and garden, and one twin with a view of the village square. The front door opens into a large foyer with doors leading to a shower room and bathroom, both with WC, and stairs to the first floor. On the first floor there is a double bedroom with a beautiful view of the church, an open galleried mezzanine area, and a reading/play area. Access to the first floor can be restricted as there are lockable doors both into the foyer from the lounge, and at the top of the open-plan stairs. The garden is enclosed and private, and south facing although there is always a shady place to be found. There is a sun terrace and BBQ, and patio furniture suitable either for relaxing or for ‘al fresco’ dining is provided. Bookings are from Saturday to Saturday. Places of Interest

The Lac de Castelgaillard is only 10 minutes away by car and like other similar lakes nearby has a picnic area, café, as well as good walking and fishing, pedaloes, and canoes etc. You will find markets in many of the nearby towns every morning of the week which sell fresh local produce and provide a wonderful opportunity in which to ‘drink in’ the atmosphere of rural south-west France. Duras, Monsegur, picturesque Monteton, and Levignac, as well as many other of the surrounding towns and villages, provide a good selection of restaurants in which to dine. Duras has a fascinating 11th century chateau and nearby, the chateau of Monbazillac produces the celebrated sweet wines of the region. You may like to visit beautiful Eymet as part of your tour of the many ‘bastide’ towns and then go on to discover such lovely places as Issigeac, Monflanquin and Beaumont. The fascinating town of St Emilion is only an hour away by car, and naturally is surrounded by many wine chateaux in which you may sample, and buy, the famous red wine. Wine tasting is a feature of any holiday in this area, and the Cotes de Duras is conveniently nearby. For those with a love of the outdoors, there are a multitude of opportunities for country walking or riding (bikes available to hire in Duras)and the open air swimming pool at Monsegur is only 5 minutes’ away by car and is a lovely, modern (and often quiet) complex, situated adjacent to the Monsegur tennis club. You can also ride at the Monsegur Equestrian Centre. For both shopping and sight-seeing, Bordeaux is within easy reach for a day trip by car or by train (via La Reole). Bordeaux’s Merignac airport is about 90 minutes away - car hire available at the airport, or take the train to Marmande and pick up a hire car opposite the railway station. Bergerac also provides a good opportunity for shopping, sight-seeing and dining - you can even have lunch aboard a gabarre while going gently down the Dordogne. Low-cost airlines operate from Bergerac and car hire is also available at this airport.
